Purchasing Agent

Objective:

The Purchasing Agent is responsible for building and maintaining the company's purchasing database, as well as the bidding and negotiating of all contracts with sub-contractors. Development and monitoring of project costs, maintaining all current costs within company's NEWSTAR database.

Responsibilities:

  1. Bidding and negotiating all contracts with subcontractors and suppliers using a combination of both lump sum and unit pricing methods for residential, commercial and land development construction.
  2. Maintain all aspects of NEWSTAR database pertaining to purchasing of homes within specific communities along with development progress payments and subcontractor/vendor information.
  3. Coordinate design and/or field changes to homes with architects and apply changes to pricing models.
  4. Maintain all current subcontractor forms, insurance, and agreements.
  5. Work with company president to establish and maintain current base pricing across all communities by model and elevation.
  6. Oversee yearly bidding process and quarterly lumber bid negotiations.
  7. Works directly with company vice president to maintain changes in standard plans. Updates and ensures all changes are incorporated throughout all required systems: web, sales brochures, and archiving of on-line standard plan files.
  8. Maintain all current product information & update as necessary when applicable; update design selections on company’s web based administrator (i.e. colors, cabinetry, flooring, etc.) ensuring products are current and reflective of binding subcontractor and vendor pricing.
  9. Bid out annual landscaping maintenance and snow removal contracts separately for the model homes, parking lots, and homeowner’s associations including bush hogging for open lots.
  10. Coordinate with engineers to maintain a lot matrix for each of the communities and make changes as required and input upon start up of a new community.
  11. Maintain Design Center samples (i.e. remove discontinued items, ensure adequate samples, properly labeling of products, etc.)
  12. Work as assigned with special project requests.

Qualifications:

  1. Well versed in residential, commercial and land development estimating.
  2. Proficiency in utilizing computer software (Microsoft Office).
